Why Your Plumbing Company Isn't Showing Up on Google Maps (And How to Fix It)
Written by our local SEO team after auditing 100+ plumbing company Google Business Profiles.
The seven most common reasons a plumbing company doesn't rank in the Google Maps three-pack are: (1) wrong primary Google Business Profile category, (2) too few or too old reviews, (3) inconsistent business name/address/phone across the web, (4) service area set too broadly or too narrowly, (5) no recent GBP activity (posts, photos), (6) suspended or duplicate GBP listings, and (7) too far from the searcher (proximity). Six of the seven are fixable within 60–90 days.
Problem 1: Wrong primary category
This is the single most common cause and often the fastest fix. Your GBP primary category tells Google what searches you're eligible to appear on. "Contractor" or "Service Establishment" won't rank you for "emergency plumber near me", you need "Plumber" as the primary and secondary categories like "Water Softening Equipment Supplier" and "Drainage Service" as supplementary.
Fix: log into GBP, edit categories, set "Plumber" as primary. Ranking changes usually show up within 2–3 weeks.
Problem 2: Review count and recency
In most markets, Google's map pack ranking heavily favors profiles with (a) more reviews than local competitors and (b) recent, consistent review flow. A profile with 40 reviews from three years ago will lose to a competitor with 40 reviews from the last six months.
Fix: install a review request automation that fires within 30 minutes of every completed job. Response rates 3x if the request comes via SMS instead of email. Target 8–15 new reviews per month at minimum.
Problem 3: NAP inconsistency
"NAP", Name, Address, Phone number, has to be identical across your website, GBP, Yelp, Angi, Better Business Bureau, chamber directories, and every other citation. Google uses citation consistency as a trust signal. "Bob's Plumbing LLC" in one place and "Bob's Plumbing & Drain" in another looks like two different businesses to Google.
Fix: run a citation audit, choose your canonical NAP, and update every listing to match. Third-party services (Yext, Whitespark, BrightLocal) can automate this or a good SEO agency will do it as part of onboarding.
Problem 4: Service area misconfigured
Two extremes both hurt: setting service area to "North America" (looks spammy, hurts trust) or setting it too narrowly (excludes real service cities). The sweet spot is 5–15 specific cities you actually serve, with your primary metro clearly defined.
Fix: edit service area in GBP to specific city names, not radius. Only list cities where you'll actually drive.
Problem 5: No recent GBP activity
Google favors active profiles. Weekly posts, monthly photo uploads, answering Q&A, and updating hours around holidays are all signals that this is a real, running business. Profiles that go dark for months often see rankings drift down.
Fix: at minimum, one GBP post per week and 3–5 new job-site photos per month. Both take about 15 minutes/week and are among the highest-leverage 15 minutes in local SEO.
Problem 6: Suspension or duplicates
Sometimes a GBP is suspended (for policy violations, fake reviews, or address issues) and the owner doesn't realize it. Sometimes there are duplicate listings from old locations, name changes, or acquired businesses. Both make ranking impossible.
Fix: search Google Maps for your business name and address to check for duplicates; if the profile is suspended, appeal through GBP support with license and insurance documentation. This can take 2–8 weeks.
Problem 7: Proximity
Physical proximity between your GBP address and the searcher is the one factor you can't directly change without moving offices. What you can do is build service-area pages on your website targeting cities where you're too far to win the map pack, those pages can rank in the organic results below the map pack in cities where the map pack is out of reach.
The 30-day recovery plan
For a plumbing company not currently ranking:
- Week 1: Audit and fix categories, service area, and NAP consistency. Confirm the profile is verified and not suspended.
- Week 2: Install review request automation from your CRM or dispatch system. Begin weekly GBP posts and photo uploads.
- Week 3: Publish 4–6 city × service pages on your website for target metros. Interlink them from the homepage.
- Week 4: Launch a small LSA test in your top 2 target cities to complement organic while it ramps.
